智通财经APP获悉，香港地产股多数上涨，截至发稿，恒基地产(00012)涨5.3%，报23.85港元；新鸿基地产(00016)涨2.42%，报78.15港元；九龙仓集团(00004)涨1.55%，报19.7港元；太古地产(01972)涨1.2%，报16.86港元。
小摩发布研报称，近日香港银行同业拆息(HIBOR)已从约4%大幅降至约3.1%，从基本面而言预料对地产股带来正面影响，因为借贷成本下降，预测浮动息率债务融资成本年化每下降1个百分点，地产商的盈利可平均增加5%。然而小摩指出，除非HIBOR降至2.2%以下，否则预料对按揭利率不会产生影响，认为HIBOR的波动并不是左右地产股股价表现的主要因素。
汇丰研究则指出，预计香港房地产和综合企业将延续自今年4月以来相对跑赢市场的表现。该行指，近期的主要变化与香港银行同业拆息(HIBOR)大幅下降有关，一个月HIBOR由4月底止约4%急降至上日(5月8日)的约2.1%水平(去年底为约4.6%)。如果HIBOR维持低位，应可降低房地产行业的融资开支，并改善派息比率。该行表示，由于HIBOR大幅下降，预计未来几个月的实际抵押贷款利率将呈下降趋势，这将为楼价提供一定支持。该行认为，虽然全球宏观环境仍存在不确定性因素，但部分用家或会由租转买。
