智通财经APP获悉，内房股走势分化，截至发稿，世茂集团(00813)跌2.53%，报0.77港元；远洋集团(03377)跌1.82%，报0.108港元；金辉控股(09993)跌1.8%，报2.73港元；融信中国(03301)涨2.8%，报0.22港元；龙光集团(03380)涨1.19%，报0.85港元。
消息面上，5月20日，中国央行将一年期和五年期贷款市场报价利率(LPR)分别从3.1%与3.6%下调至3%和3.5%，这是自去年10月以来，LPR首次出现下调。上海易居房地产研究院副院长严跃进认为，LPR下调将增强银行的可贷资金，房地产相关贷款业务仍是商业银行的重点领域，有助于促进购房需求释放。
此外，根据国家统计局数据，1-4月，全国新建商品房销售面积2.83亿平方米，同比下降2.8%；新建商品房销售额2.70万亿元，同比下降3.2%，其中住宅销售额下降1.9%。国投证券指出，经历一季度需求复苏带动的销售改善后，4月销售环比季节性回落显著，商品房销售面积及销售金额4月单月环比回落幅度在40%左右，与近三年同期环比回落幅度接近。
