西九文化区管理局最新向城规会申建7幢22至27层高住宅群，提供1,995伙住宅，初步预计于2032年落成，将享维港海景，而住宅大楼的平台层亦会提供附属住宅设施，如会所、零售﹑餐饮及娱乐设施。
涉及住宅地位于柯士甸道西以南、新地(00016.HK) 投得的艺术广场大楼东面，范围涵盖在西九文化区发展图上划为“其他指定(混合用途)(3)”及“其他指定(混合用途)(4)”的北面部分，发展地盘面积约21.5万平方呎。据管理局最新递交的规划文件，该局拟将文化区的“其他指定（混合用途)(4)”部分住宅楼面，转移至上述的“其他指定(混合用途)(3)”北面支区用地，转移后住宅楼面增至116.8万平方呎。
项目计划以总地积比率约2.08倍发展7幢建于3层地库之上的22至27层高的住宅(包括3层平台)，总楼面面积约138.9万平方呎，当中住用楼面最多占约116.8万平方呎，非住用楼面最多占约22.1万平方呎。另外，项目实际的住宅及非住宅总楼面面积，将由未来的中标者在发展计划中厘定。
申请亦拟轻微放宽地盘西面的非建筑用地限制，以兴建行人天桥及园景平台，从而连接上述住宅的平台，并加强项目与周边发展及社区的接驳。(sl/u)(港股报价延迟最少十五分钟。沽空资料截至 2025-05-20 16:25。)
