仲量联行:甲级写字楼来年租售价料跌逾一成 可作小翻新留租客

智通财经APP获悉,仲量联行最新发表的研究报告指出,以约1亿楼面计算,目前香港接近一半(44%)的甲级写字楼楼龄已超过30年,比例将于2030年升至55.1%,到2035年约五分之一的甲级写字楼楼面或面临功能性淘汰,难以吸引租客。报告中提到,2026年甲级写字楼价格及租金将下跌超过1成,而楼龄超过30年又欠缺保养的商业大厦,价值跌幅更可能高达2成。

商业大厦空置率高企,仲量联行认为,面对新供应及时代转变,商业大厦业主可作细规模翻新及提升级数,投资额不高而回本期快,同时可留住租客,以及防止空置情况恶化。

仲量联行研究部资深董事钟楚如指,香港核心商业区占有97.4%的甲级写字楼于2015年前落成,高于其他国际城市。商业大厦老化的同时,未来5年预计将有830万平方呎甲级写字楼供应进入市场,相当于过去10年净吸纳量的总和,市场竞争料将进一步加剧。旧式物业若未能及时升级翻新,将难以满足租户日益提高的期望,面临租金压力、空置率上升、营运效率下降,并且物业价格下滑。
