第一太平戴维斯:香港写字楼市场现复苏信号 料今年租金跌最多一成

智通财经APP获悉,第一太平戴维斯最新发表的2025年6月香港写字楼租赁市场报告指出,香港写字楼市场近期出现复苏信号,受惠于IPO市场回暖及金融业扩张需求,中环优质办公空间的租金或将早于预期反弹。

第一太平戴维斯指出,机构如证监会、港交所及都会大学积极购入写字楼自用,减少租赁市场供应,若趋势持续上升,预计每年或新增40万平方呎的需求。另外,供应量高峰后将趋紧,2025-2028年新增670万平方呎供应,但2029-2032年供应量将锐减至150万平方呎,长远或推动空置率下降至6%,租金复苏可能早于预期。

第一太平戴维斯九龙商业楼宇租务部副资深董事姚伟明指出,展望未来,香港写字楼租赁市场短期内仍然有许多人正在应对与债务相关的压力,预计将继续面临困境,预计2025年租金将进一步下跌5-10%。
