智通财经APP获悉，世邦魏理仕香港顾问及交易服务执行董事兼主管冯慧诗表示，2025年上半年香港甲级写字楼市场的租赁动能仍然放缓。2025年第二季中环的新租赁成交量创下自2015年第二季以来的单季新高，主要受一宗大型预租交易带动。随着金融市场情绪改善及香港IPO项目储备，预计2025年下半年中环及其周边地区的交易活动将持续活跃。然而，全港空置率仍然偏高，特别是在非核心地区，因为租户持续优化空间使用。预计2025年下半年整体租金仍将维持下行趋势，料整体市场2025年下降5-7%。
她还表示，中环租金已接近见底，其他子市场租金仍有下跌趋势。
世邦魏理仕香港区研究部主管陈锦平表示，2025年下半年，全球地缘政治局势仍存在不确定性，香港商业房地产市场在持续的经济逆风中仍在努力前行，租赁及投资活动依然疲弱。尽管如此，利率大幅下调降低了借贷成本。香港强劲的新股上市(IPO)及盛事经济活动，加上可用资本改善，预计将在2025年下半年为经济持续复苏提供有力支撑。
甲级写字楼方面，整体租金跌幅放缓，按季下跌0.6%，年初至今下跌2.8%。中环租金按季持平，其他子市场均录得下跌。
