易居企业控股(02048.HK) 公布，去年12月12日，上海城市建设投资同意购买公司位于上海的写字楼湾居物业，属一幢位于中国上海市杨浦区国权北路1688弄50号的写字楼，总代价为3.84亿元人民币(下同)，物业占地面积约21.64万平方米，总楼面面积约2.87万平方米。
公司指，湾居物业用作集团房地产经纪人员的培训及教育中心，以及集团营运的办公空间。然而，近年来由于中国房地产行业不景气及公司业务收缩，湾居物业在出售前一直大部分空置。公司指，湾居物业已抵押予银行，料自出售事项获得所得款项净额合共3.65亿元，当中款项将用于偿还贷款。
公司提到，鉴于持续的财务困难，特别是公司迫切需要偿还部分贷款，出售事项虽然有亏损，但在此情况下将符合公司及其股东的最佳利益，因为它将使公司有必要的资金履行其迫在眉睫的债务义务。
出售事项于2024年12月25日完成。集团因出售事项录得亏损约近1.05亿元。(ss/da)(港股报价延迟最少十五分钟。)
