亿达中国(03639)拟向大连恒业转让物业以抵偿部分未偿还款项

智通财经APP讯，亿达中国(03639)公布，有关大连法院判决外包公司向大连财政局退赔未偿还款项约人民币2.966亿元，于2025年10月13日，公司全资附属公司大连昌得与公司全资附属公司外包公司，与大连财政局全资拥有的大连恒业订立抵顶协议。据此，大连昌得有条件同意将物业全部权益转让予大连恒业，大连恒业有条件同意以抵偿合计人民币2.7578亿元的部分未偿还款项作为转让物业的对价。

物业位于大连市甘井子区辛寨子街道大东沟村，土地用途为软件外包及研发用途，土地面积约为36,950.8平方米，规划建筑面积约为74,500平方米。其中，五栋地上单体建筑物总建筑面积约49,300平方米，连同地下车库(包括人防设施及设备用房)面积约为25,200平方米，均处于在建状态。物业的建设及开发目前已暂停。

物业(即暂停开发资产)被选中进行交易的原因是，其为公司的最有利选项，亦为位于大连市甘井子区的唯一未被抵押资产。受疫情及资金压力影响，物业的建设及开发自2021年起暂停，期间公司暂停投资，同时持续监测市场对工业租赁的需求情况。

公司已考虑多种选择结算未偿还款项，包括但不限于现金结算及外部融资。然而，由于现金流不足，公司无法偿还未偿还款项。此外，根据中国的融资框架，并无用于赔偿或退款的特定贷款类别，这阻碍了公司获得银行融资结算未偿还款项。
