阳光房地产基金(00435)三季度物业组合的租用率为89.2%

智通财经APP讯,阳光房地产基金(00435)公布,截至2025年9月30日止季度,阳光房地产基金物业组合的租用率于2025年9月30日为89.2%,与上一季度相若,写字楼物业和零售物业的租用率分别维持于89.7%及88.2%。整体物业组合的现行租金为每平方尺港币43.0元,续租租金于回顾季度则取得9.0%的负增长。

大新金融中心于2025年9月30日的租用率维持于90.6%,现行租金为每平方尺港币 36.1元。位于上环的Strand 50的租用率改善至85.5%,而云山大厦物业的租用率则下降至80.2%,主要由于若干写字楼租户迁出的过渡性空置所致。九龙区方面,丰怡中心的租用率回升至96.4%,反映其作为美容主导的服务枢纽备受欢迎。

零售物业方面,上水中心购物商场于2025年9月30日取得87.8%的租用率及现行租金为每平方尺港币 104.1 元。至于新都城一期物业,其租用率维持不变于 87.1%,现行租金则为每平方尺港币53.2元。
