日前，住房和城乡建设部转发山东省住房和城乡建设厅印发的《物业服务管理可复制推广经验做法之一——开展物业服务质量提升行动》（以下简称《做法》），“万科金域蓝湾探索‘弹性定价’模式”入选。
据悉，万科金域蓝湾小区“弹性定价”模式于2025年8月落地。此前，在街道和社区的监督和指导下，业委会组织业主代表与物业共展开了13轮协商，最终，80%的业主代表改变了原先对于2.52元/平方米方案的预期，投票选择2.76元/平方米的方案，以实现强化园区儿童安全保障等服务事项。
业内人士表示，物业服务费“弹性定价”并非单向的“降价”，而是通过考量业主需求与物业服务公司成本，确保物业服务“价有所值”。
记者从万科物业方面了解到，其“弹性定价”模式已在26个城市近50个住宅项目中落地实施，广州也有万科在管小区正在推进相关工作。这一模式也推动了万科物业在存量市场的增长。今年上半年，其母公司万物云在存量市场中获取114个住宅物业项目的年化饱和收入6.68亿元，同比增长31.5%。
