The bridge loan, secured on behalf of the borrower Align REI, will facilitate the repositioning of a big box space at the property for a new Sprouts Farmers Market. Oliveira Plaza, originally built in 1975, has maintained strong occupancy and tenant demand due to its prime location. The retail center is 80% leased with tenants like West Marine Products, Dollar Tree, and Bank of America. This transaction underscores the robust performance of the Oxnard/Port Hueneme retail submarket, which boasts a low vacancy rate of 5.9% as of Q2 2025.
