Emperor International Announces Disposal of Macau Commercial Properties

Emperor International Holdings Ltd (00163) has revealed plans to sell a portfolio of commercial units located in Macau, according to an official company filing.

On 20 August 2026, the vendor, Yi Yong Limited, a wholly-owned indirect subsidiary of the company, entered into a sale and purchase agreement with the buyer, Jing Tian Limited. Under the terms of the agreement, the vendor conditionally agreed to dispose of the property for a total consideration of HK$106 million, which aligns with the property's valuation as of 31 July 2026.

The assets in question comprise five commercial units situated at 201-209 Avenida de Almeida Ribeiro (also known as San Ma Lou) and 1-3 Beco da Esquina (Tai Peng Hang), including basement unit A, as well as units A on the 1st, 2nd, 3rd, and 4th floors.

Taking into account recent market conditions in Macau's property sector, the consideration of HK$106 million is consistent with the valuation recorded at the end of July 2026. The board believes this disposal presents a favourable opportunity for the group to realise its investment in the property.

Compared with the original acquisition cost of approximately HK$98 million, the property is being realised at a premium of around 8.2%. However, based on the carrying value of HK$120 million as of 31 March 2026, which was the previous fiscal year-end date, the group anticipates recognising a fair value loss of approximately HK$14 million, subject to final confirmation by the company's auditors.
