钧濠集团有限公司（00115）8月21日发布盈利警告，预计截至2026年6月30日止六个月（“2026年上半年”）录得本公司拥有人应占亏损约18百万元至24百万元；相比截至2025年6月30日止六个月（“2025年上半年”）亏损约6.1百万元显著扩大。

公司指出，亏损增加主要由以下两项因素综合导致： 1. 2025年上半年确认出售嘉丰实业有限公司取得一次性收益约60.6百万元，而2026年上半年并无此收益。 2. 受宏观经济环境挑战及中国房地产需求复苏缓慢影响，物业销售收入下滑，集团收益由约148.8百万元减少约60%至约60.9百万元。

上述不利影响部分被以下因素抵销： • 投资物业公平值亏损大幅减少约86%，2025年上半年相关亏损约92.2百万元； • 毛利率由约8%提升至约24%，主要由于2026年上半年所售物业按市值计价成本较低； • 2026年上半年未录得销售物业减值亏损（2025年上半年为约12.7百万元）； • 销售、分销及行政开支约22.9百万元，同比减少约40%（2025年上半年约38.2百万元），得益于收入减少及成本结构优化。

钧濠集团表示，目前数据基于未审核综合管理账目及董事会可得资料，相关财务数字尚未经过独立核数师审核或审核委员会审阅。公司计划于2026年8月28日公布2026年上半年未经审核简明综合中期业绩。
