普汇中金国际（00997）9月22日公告称，已于2026年8月17日与Shui On Centre Company Limited（“业主”）签订租赁协议，租赁香港湾仔港湾道6-8号瑞安中心32楼3216-3218室，建筑面积约2,500平方呎。
根据协议，租期自2026年10月1日至2029年8月31日，为期35个月，其中包含3个月免租期。协议规定的月租金为9万港元，不含差饷、管理费、空调费及其他杂项开支，租金需于每月首日预付。租期内，预计应付总租金约290万港元；租赁按金约35.8万港元，相关款项均由公司内部资源支付。
按照香港财务报告准则第16号，普汇中金国际将把该物业确认为使用权资产，未经过审计的使用权资产价值约为2.5百万元。以此计算，交易的最高适用百分比率超过5%但低于25%，构成《香港联合交易所有限公司证券上市规则》第十四章所规定的须予披露交易，豁免股东批准。
公司表示，租赁条款经参考同区同类物业市值租金及租赁条件，并与业主公平磋商确定。该物业拟作集团香港总部使用，将支持其在中国及香港的物业投资及金融服务业务运营。
