Zhong An Group Issues Profit Warning; Projects Up to RMB220.00 Million Interim Loss on 70% Decline in Delivered GFA

Aug 17

Zhong An Group disclosed a profit warning for the six months ended 30 June 2026, flagging a net loss attributable to shareholders of no more than RMB220.00 million, versus a net profit of RMB64.60 million in the corresponding 2025 period.

The swing into loss is chiefly linked to a sharp contraction in property development activity:

• Delivered gross floor area (GFA) fell by more than 70.0% year on year. • The average selling price per sq.m. was down about 33.0%. • Revenue from property sales declined approximately 80.0%, while gross profit dropped around 81.5%.

Although cost of sales per sq.m. fell 26.8%, the gross profit margin narrowed by roughly 2.6 percentage points compared with 2025.

In addition, the 2026 interim results will not benefit from the RMB153.00 million one-off gain recorded in the prior-year period from the remeasurement of an associate investment.

The unaudited figures remain subject to review, with the interim results scheduled for release on 21 August 2026. Shareholders and potential investors are advised to exercise caution when dealing in the company’s shares.
