金吾财讯 | 中信建投证券研究称，住建部在国新办发布会上明确，我国房地产进入存量时代，二手房交易占比已超50%，市场供求关系发生重大变化。“十五五”将加快构建房地产发展新模式，以项目公司制、主办银行制、现房销售制三项制度为重点，系统推进“好房子”建设与城市更新，并将拓宽住房公积金提取使用范围，提取情形从6种增加到9种，装修住房、支付物业费均可提取，支持租房、购房、修房和养房。地方层面，天津、武汉、常州同步发布公积金提取新政，公积金支持住房消费范围持续扩大。该机构表示，看好优质商业地产公司、香港开发商、布局核心城市的开发商及二手中介公司。上周中信房地产指数上升3.26%，沪深300下跌0.06%，板块跑赢大盘。风险分析：房企销售及结转不及预期，物企外拓不及预期。
