内房股表现低迷 中国金茂（00817）跌4.52% 大摩料板块股价在今年余下时间仍受压

金吾财讯 | 内房股盘中表现低迷，截至发稿，中梁控股（02772）跌13.33%，旭辉控股集团（00884）跌8.00%，富力地产（02777）跌7.37%，远洋集团（03377）跌6.90%，中国金茂（00817）跌4.52%，绿城中国（03900）跌3.36%，碧桂园（02007）跌2.68%，融创中国（01918）跌2.27%，龙光集团（03380）跌1.75%，雅居乐集团（03383）跌1.59%，龙湖集团（00960）跌1.35%，金辉控股（09993）跌1.23%，中国海外宏洋集团（00081）跌1.02%。消息面上，高盛发表研究报告指，中国楼市调整已进入第六年，今年以来多数房屋活动指标远弱于预期，加上近期由预售转向现房销售的政策转变，意味发展商资金更紧张，未来数年物业投资会更低，更新估算模型后，认为房地市场占中国实质GDP比重将由目前约15%降至2030年起约8%，而高峰曾接近30%。摩根士丹利表示，中国10月二手楼价跌幅加快，领先指标好坏参半。CREIS百城二手楼价按月跌0.61%（9月为跌0.6%），连续第六个月跌幅加快，符合该行预期；按年跌6.7%，今年迄今跌4.9%。尽管二手成交仍具韧性，十大城市按月跌幅更大，达0.66%（9月为跌0.54%）。该行预期，即使新盘推售放缓及按揭补贴提供支持，疲弱宏观环境将继续拖累楼价至年底。该行预期，内房股股价今年余下时间仍受压（10月平均跌14%），因按揭补贴效果令人失望、短期催化剂有限，以及部分国企发展商基本面疲弱但估值偏高。
