美国成屋签约销售指数攀升至2022年9月以来的峰值水平。根据最新数据，在截至5月3日的四周内，成屋签约量同比跃升7.7%。这一增长伴随着住房成本的回落：随着抵押贷款利率上周微降至6.23%，美国中位数住房支付金额同比下降2.2%。
市场供应端同样呈现积极信号，待售房屋总数同比上涨约1%，接近至少五年来的最高点。供给增加自然推动交易量上升，但今年春季楼市节奏明显放缓——典型房屋成交周期延长至43天，较去年同期多出三天。
值得注意的是，当前仅有略超四分之一的签约房屋成交价高于标价，这一比例创下至少五年间同期最低纪录。虽然供需关系改善支撑销售数据，但市场活跃度与竞争强度已不及往年春季。
