Yuexiu Property (00123) Announces Acquisitions of Three Land Parcels in Guangzhou and Chengdu

On 30 October 2025, Yuexiu Property (00123) announced the successful bid for two adjacent parcels in Tianhe District, Guangzhou—Guangtang Land Parcel AT0606021 and Guangtang Land Parcel AT0606011—at considerations of RMB1,278,520,000 and RMB2,205,490,000, respectively. These parcels, held through Guangzhou Tianyue Real Estate Development Co., Ltd. (in which Yuexiu Property effectively holds 95.475%), have site areas of about 19,670.68 sq.m. and 33,467.77 sq.m. and total gross floor areas of approximately 62,452.37 sq.m. and 105,491.11 sq.m. Their plot ratio accounted gross floor areas stand at around 40,088.68 sq.m. and 71,501.49 sq.m. Both are designated for residential use, with properties to be offered for sale. Planning restrictions require construction of roads and green spaces spanning at least 18,618.54 sq.m. and 7,694.93 sq.m., respectively, which will be transferred to the local government upon completion at nil consideration.

According to the announcement, the Guangtang parcels are approximately 11 km from Zhujiang New Town, 10.3 km from Pazhou West District, and 5.3 km from the Starting-up Area of the Financial City. They are also about 1.4 km from Tangdong Station of Metro Line 21, with shopping and dining facilities located within 3 km. Nearby educational institutions include Guangdong Experimental Tianhe School and Tsinghua University High School - Guangzhou, while the Tianhe Branch of The Affiliated TCM Hospital of Guangzhou Medical University is in close proximity.

Yuexiu Property also acquired another parcel in Chenghua District, Chengdu, described as Land Parcel No. 3, Shunhe Jiayuan Area, at a consideration of RMB1,321,270,500. The land, held through Chengdu Yuesui Real Estate Development Co., Ltd. (in which Yuexiu Property effectively holds 95%), covers approximately 40,038.52 sq.m. with a total gross floor area of around 115,173.66 sq.m. and a plot ratio accountable gross floor area of roughly 80,077 sq.m. It is designated for residential use, with future properties intended for sale.

This Chengdu site lies in the Cuijiadian area of Chenghua District, near Yuexiu Property’s Joy Cloud Phase I and II. Surrounding amenities include major shopping centers such as Chengdu MixC and Longfor Binjiang Paradise Walk, plus medical facilities like Chengdu New Born Women’s and Children’s Hospital and Chengdu Chenghua District Seventh People’s Hospital. The land parcel is about 300 meters from Shuangdian Road Station (Metro Line 7) and around 6 km from Tianfu Square and Chunxi Road.

Yuexiu Property’s announcement states that these acquisitions, made at what it considers reasonable costs, will enlarge its land bank and further strengthen its strategic footprints in Guangzhou and Chengdu.
