Hong Kong Property Transactions Surge in April with Double-Digit Growth in Volume and Value

According to data from the Land Registry compiled by Hong Kong Property's research department, residential property transactions in Hong Kong reached 7,729 registrations in April, an increase of approximately 14.3% compared to 6,763 registrations in March. The total transaction value amounted to approximately HK$64.867 billion, up about 14.4% from around HK$56.687 billion in the previous month. Both transaction volume and value reached the highest levels in 24 months. Since there is typically a delay between the signing of sales agreements and their registration with the Land Registry, April's figures generally reflect market conditions in March. The data indicates that despite geopolitical tensions in the Middle East emerging since late February, Hong Kong's residential property market remained active, with both transaction volume and value rising to a two-year high.

When analyzing residential property registrations by price range, properties valued between HK$5 million and HK$10 million recorded the highest number of transactions at 3,408, a significant increase of approximately 24.4% from 2,740 in March. This surge was largely driven by new development registrations. First-hand private residential transactions in this price segment reached 1,522 in April, up about 82.7% from 833 in March. Key projects contributing to this growth included Ocean Marini in Lohas Park, Tseung Kwan O; MIDTOWN SOUTH in Hung Hom; and The Austin in Tsim Sha Tsui.

Residential properties priced above HK$10 million recorded 1,386 registrations, an increase of about 12.1% from 1,236 in March. Transactions for properties valued at HK$5 million or below rose to 2,935, up 5.3% from 2,787 in the previous month. In terms of residential estate rankings, Ocean Marini in Lohas Park, Tseung Kwan O, led with 520 registrations, followed by Starville in Sheung Shui with 265 registrations, and MIDTOWN SOUTH in Hung Hom with 217 transactions.
