新加坡私宅市场6月显露疲态,开发商选择暂缓新项目入市节奏。市区重建局最新数据显示,当月开发商仅售出272套私宅(不含执行共管公寓),环比5月下滑13%。
市场遇冷主要源于年中假期推盘空窗期。房地产咨询公司ERA产业首席执行官黄添德指出,多数开发商刻意避开学校年中假期推出新盘,潜在买家海外度假导致市场动能减弱。合登亚洲首席执行官叶润明补充道,6月仅有两个新项目入市,且这是自2023年以来首次出现开发商选择在6月假期推盘的现象。
此番数据发布正值新加坡政府7月初推出新一轮楼市调控措施。虽然此前私宅价格涨幅已呈放缓趋势,但调高住宅卖方印花税等新政仍令部分分析师感到意外。数据显示,第二季度私宅价格增速持续放缓,反映潜在买家在经济前景不明朗环境下持谨慎态度。
不过黄添德认为,本月稍晚美联储可能的降息举措或将提振市场信心。
