据悉，华润置地旗下华润万象生活运营的上海嘉定区南翔华润五彩城项目拟整体出售，预期出售价格约为3亿至4亿元。该项目总建筑面积约4万平方米，年租金收入约3200万元。如果按3亿元左右成交，回报率将达到约10%，显示出公司商业资产的优质性。
此外，华润万象生活2024年财报数据显示，截至2024年末，集团来自购物中心的商业运营管理服务收入为42.09亿元，同比增长30.0%，占总收入24.7%。这表明公司商业运营业务保持强劲增长势头，为未来发展奠定了良好基础。分析师认为，出售非核心资产有助于华润置地优化资产结构，提升整体运营效率，这可能是推动股价上涨的主要因素。
