He pointed out that, as part of the delivery cycle, property management was never designed for service value but existed for sales value. In the national economic industry classification, property management has always been a subcategory of real estate, with deeper constraints rooted in its DNA and culture. Real estate's core culture emphasizes speed, milestones, and obedience, while property management inherently requires patience, emotional connection, and soft logic—one driven by sales, the other by relationship governance; one demanding absolute compliance, the other valuing perception and negotiation.

Yang Xi stated that during real estate's golden era, property management companies thrived with developers' support. However, over the past four years, as some developers defaulted, funding tightened, and projects stalled, property firms faced cash flow strains and operational disruptions. "On the ground, all dissatisfaction, grievances, and unmet expectations need an outlet. As a result, property management has been forced to become the scapegoat, the emotional sponge, and the buffer for societal pressure."

Thus, Yang Xi stressed that breaking away from real estate's DNA does not mean rejecting it but rather completing the service industry's genetic makeup. "Only by reshaping organizations with service logic, replacing short-term KPIs and sales-driven thinking with long-termism and relationship agency, can we build a sustainable business model in the era of existing assets."
