Frasers Property's stock surged 3.74% during intraday trading on Thursday, following the company's announcement of a major portfolio optimization plan involving approximately S$2.1 billion worth of hospitality assets.
The property developer has proposed a comprehensive restructuring of its former Frasers Hospitality Trust portfolio in a transaction with co-owner TCC Group Investments. The plan includes selling Frasers Property's 63.28% stake in the stabilized assets of FHT to TCC Group Investments, which will result in net cash proceeds of approximately S$99.5 million for Frasers Property.
Investors reacted positively to the transaction, which is priced at a 6.7% premium to the latest independent valuation. The optimization is expected to yield several financial benefits, including a projected 3.4% increase in earnings per share, a 1.3% rise in net asset value per share, and a reduction in net gearing by 3.3 percentage points on a pro forma FY2025 basis. Additionally, the company will gain full ownership of Fraser Suites Singapore, enabling potential redevelopment of the Valley Point site.
