市场上共管公寓买家严重不足的原因包括多个方面:高昂的成本、新出台的共管公寓规则和监管措施、资产贬值风险、投资者撤离以及佛罗里达州的特殊情况。
佛罗里达州拥有约150万套共管公寓。该州不断上涨的成本和新实施的规定,加上日益严重的自然灾害风险,促使许多佛罗里达共管公寓业主选择出售房产,同时也让潜在买家望而却步。
此外,市场上还有相当数量的新建共管公寓项目增加了整体供应量。
