中国内地多家银行近日透露,人民银行较早前宣布下调存量房贷利率,预计10月可正式落地实施。这一利好政策将降低购房者的按揭成本,有望提振本已疲软的房地产市场。消息一出,内房股和物业管理股应声走高。
截至今日上午收盘,万亿内房龙头华润置地、龙湖、中海外等纷纷飙升4.7%至6%。物业管理板块代表股华润万象生活(01209)盘中亦大涨5.5%。二三线非蓝筹内房股涨幅更高,合景泰富、远洋集团大涨11%至13%,新城发展、旭辉等升7%至近10%。
分析指出,存量房贷利率下调将有效提振房地产需求,尤其是对于改善性住房需求将产生较大利好。作为华润系内房和物管双头马车,华润置地和华润万象生活均将充分受益。后续如果政策确实在10月落地,有望继续刺激楼市回暖,相关股价还有进一步上涨空间。
