美国1月房屋销售价格涨幅放缓,市场呈现买家主导格局

最新数据显示,今年1月美国成屋销售价格中位数同比微升1.1%,达到422,921美元。房产交易平台指出,当前市场正经历近年来最明显的买方市场态势,这在一定程度上抑制了房价涨幅。尽管卖家数量超过买家,但分析认为,只有具备购房能力的群体才能真正享受买方市场的优势。

值得注意的是,1月成交的典型住宅最终售价较挂牌价低2.1%,仅20.8%的房屋以高于挂牌价的价格成交。虽然房价增速放缓叠加抵押贷款利率回落,但住房可负担性尚未得到根本改善,不足以吸引大规模购房者重返市场。

值得关注的是,上月成屋售价中位数仍创下历年1月最高纪录,而当前抵押利率相比疫情期间的历史低点仍高出逾一倍。市场观察人士指出,供需关系的微妙变化将继续影响未来房价走势。
