12月美国楼市卖方比买方多出47%,市场谈判天平倾斜

最新数据显示,去年12月美国房地产市场出现显著供需失衡——房屋卖家数量比买家多出47.1%,相当于卖方比买方多出63.15万人。这一差距较上月扩大7.1个百分点,较去年同期激增22.2个百分点。

理论上,当卖方数量压倒买方时,购房者通常能掌握议价主动权,因为可选择的房源更为充裕。然而当前高企的房价和经济前景的不确定性,正迫使大量潜在买家退出市场,反而加剧了买卖双方的失衡局面。

全国层面来看,12月房价环比微涨0.1%,创下自2023年6月以来的最小涨幅。当月活跃买家数量环比下降5.9%,降至约134万人。尽管卖家数量也在收缩,但降幅更为缓和——环比减少1.1%至197万人,这进一步拉大了买卖双方的差距。

市场分析指出,买卖双方退出节奏的差异正在重塑楼市格局。虽然房源选择增多,但融资成本高企和就业市场波动仍在抑制购房需求,导致传统旺季未能出现预期中的交易活跃度。
