港股内房股跌幅持续扩大！5月地产投资及销售端承压
6月18日，港股内房股跌幅持续扩大，禹洲集团、融信中国跌超6%，华润置地、新城发展跌超4%，中国金茂、绿城中国、龙湖集团跌超3%。
近日，国家统计局公布1-5月房地产投资和销售数据。2025年1-5月，全国房地产开发投资36234亿元，同比下降10.7%；房屋新开工面积23184万平方米，下降22.8%；房屋竣工面积18385万平方米，下降17.3%；新建商品房销售面积35315万平方米，同比下降2.9%；新建商品房销售额34091亿元，下降3.8%；房地产开发企业到位资金40232亿元，同比下降5.3%。
东海证券指出，地产投资及销售端的压力都在加大，6月13日国常会提出要对全国房地产已供土地和在建项目进行摸底，进一步优化现有政策，要更大力度推动房地产市场止跌回稳，增量政策出台的预期明显提升。国信证券表示，5月地产基本面延续4月趋势，销售量价和投融资指标趋弱。预期后续地产政策出台的节奏和力度值得期待，存量土储回购、城中村改造等去库存政策有望稳步推进，地产股仍然具备博弈机会。
