Acrophyte Hospitality Trust said on Dec, 17 2025 that its indirect wholly-owned subsidiary ARA USH Chicago, LLC has signed a conditional agreement on Dec, 16 2025 to divest Hyatt Place Memphis Primacy Parkway for 7.75 million US dollars.

The price is 8.8% below the independent valuation of 8.50 million US dollars provided by HVS Consulting and Valuation as at Jul, 31 2025. After a 0.5% divestment fee of about 0.04 million US dollars and estimated transaction costs of roughly 0.46 million US dollars, net proceeds are projected at around 7.30 million US dollars.

Completion is expected in the first quarter of 2026. The managers intend to deploy the funds toward portfolio renovations, debt reduction, potential acquisitions and general working capital.

On a pro-forma basis, assuming the sale had completed on Jan, 1 2024, FY2024 distribution per stapled security would have risen from 1.772 US cents to 1.849 US cents, while net asset value per stapled security would have remained at 0.73 US dollars.

The transaction qualifies as a disclosable transaction under Singapore Exchange Rule 1010, with the consideration equal to 5.2% of the trust’s market capitalisation.
