根据喜达屋2月12日提交的证券文件,以该REIT截至1月末82亿美元净资产值为基准,3月2日的交易定价为S股每股20.02美元,I股每股19.85美元。文件显示,过去六个月间,该REIT一直按比例兑付股东赎回请求,1月仅满足约3.5%的赎回需求。
受限于信托结构,喜达屋REIT每月赎回额度被控制在净资产值的0.5%以内。这种机制使得大规模赎回请求难以全额兑现,凸显了非交易型REIT的流动性困境。
