First Real Estate Investment Trust reported its business update for the three months ended Mar, 31 2026.
Rental and other income fell 8.4 % year-on-year to 23.2 million Singapore dollars, while net property and other income slid 8.3 % to 22.5 million Singapore dollars. Distributable amount declined 12.5 % to 10.6 million Singapore dollars.
Distribution per unit decreased to 0.50 Singapore cents from 0.58 Singapore cents a year earlier. The units will trade ex-distribution on May, 07 2026, with payment slated for Jun, 26 2026.
As at Mar, 31 2026, 44.2 % of debt was on fixed rates or hedged, gearing stood at 44.6 %, and interest coverage was 4.4 times. The trust secured a 12-month extension of a 300 million Singapore dollar loan facility to May 2027 and is in talks to refinance a Japanese yen social loan due Sep, 2026.
On Apr, 01 2026 the manager announced proposed divestments of eight hospitals and three non-core assets in Indonesia for a combined 471.5 million Singapore dollars, a 2.1 % premium to their latest valuations. It also signed put option agreements that could unlock a further 294.8 million Singapore dollars from six remaining Indonesian hospitals. Proceeds are expected to cut aggregate leverage to 16.7 % after debt repayment, and the board intends to distribute about 9.7 million Singapore dollars as a special distribution over the two quarters following completion.
Management said foreign-exchange movements and interest rates will remain key areas of focus amid a volatile macroeconomic backdrop.
