雅生活服务（03319）今日盘中大跌7.37%，引发市场关注。该公司刚刚公布的年度业绩报告显示，集团由盈转亏，净亏损达31.27亿元人民币，成为股价下跌的主要原因。
根据财报，雅生活服务2024年度收入为138.67亿元人民币，同比减少10.2%。净亏损31.27亿元，而去年同期则取得6.99亿元利润。公司此前在盈警公告中已表示，出于谨慎性原则，对关联方及与房地产相关的第三方之贸易及其他应收款项计提了约39亿至40亿元的减值拨备，这是导致业绩大幅下滑的主要原因。
从业务板块来看，雅生活服务的四大业务收入表现不一。物业管理服务收入小幅增长1.6%至109.81亿元，但其他板块均出现下滑。其中，业主增值服务收入下降44.7%至12.92亿元，城市服务收入下降11.5%至12.29亿元，外延增值服务收入更是大幅下降60.0%至3.66亿元。这些数据反映出公司在非核心业务上面临较大挑战，可能是投资者信心受挫的另一个原因。
