YUEXIU PROPERTY (00123): Guangzhou Urban Construction Development Co., Ltd.'s 2025 Corporate Bond Issuance (First Tranche) Sets Coupon Rates at 1.95% for Variety One and 2.50% for Variety Two

YUEXIU PROPERTY (00123) announced that Guangzhou Urban Construction Development Co., Ltd. (the "Issuer") has received approval from the China Securities Regulatory Commission under document "CSRC License [2025] No. 1504" to issue corporate bonds with a face value not exceeding RMB 9.6 billion to professional investors.

The Guangzhou Urban Construction Development Co., Ltd. 2025 Corporate Bond Issuance to Professional Investors (First Tranche) (the "Current Bond Issuance") has an issuance scale not exceeding RMB 1.4 billion (including RMB 1.4 billion). The current bond issuance comprises two varieties: Variety One with a 3+2 year term and Variety Two with a 10-year term.

On August 15, 2025, the issuer and lead underwriter conducted coupon rate inquiries among professional investors through offline channels. The inquiry range for Variety One was 1.50%-2.50%, while the inquiry range for Variety Two was 1.90%-2.90%.

Based on the bookbuilding results and following comprehensive consultation and prudent assessment between the issuer and lead underwriter, the final coupon rate for Variety One was determined at 1.95%, and the coupon rate for Variety Two was set at 2.50%.

The issuer will conduct the offline issuance of the current bonds to professional investors from August 18 to August 19, 2025, at the aforementioned coupon rates.
