房价增长与抵押贷款利率有望在2030年前企稳 -- 市场观察

据Redfin分析,如果房价增长趋于稳定且抵押贷款利率降至5.5%,住房成本可能在2030年回归"正常"水平。目前房价接近历史高位,抵押贷款利率维持高位,而全美许多地区的住房建设量仍不足以满足需求。

不过,最近几周房地产市场出现了一些积极信号:房价增长正在放缓,抵押贷款利率开始下降。Redfin表示,如果抵押贷款利率适度下滑,价格和收入增长保持稳定,那么到2020年代末,购房者面临的市场环境可能会大不相同。

在这份报告中,Redfin选择2018年7月作为基准线。当时抵押贷款利率处于4%多的中等水平,房价虽然在上涨但仍相对可承受,买卖双方数量也相对平衡。
