The Tianzhu International Sports and Cultural Premium District project has recently received approval from the Shunyi District Development and Reform Commission, making it the district's first comprehensive regional urban renewal project. The initiative will provide overall enhancement to approximately 1.02 million square meters in Tianzhu Town, creating a distinctive district that combines international sports consumption with high-quality diversified experiences.
The project is located in the core area of Tianzhu Town, bounded by Freight Road to the east, Tianbei Road to the south, Tianzhu East Road to the west, and a planned road to the north. The total land area covers approximately 1.02 million square meters, with existing building space of about 450,000 square meters.
In the 1990s, the Capital Airport Airport Economic Zone attracted numerous industrial warehousing enterprises and hotel and dining facilities. However, with regional economic restructuring and industrial upgrading, some buildings and factories have become vacant, and the landscape environment quality urgently needs improvement.
To promote organic urban space renewal, the District Housing and Construction Commission has been conducting comprehensive planning with multiple departments since 2024, launching the construction of the Tianzhu International Sports and Cultural Premium District.
The project will create an internationalized, fashionable, and distinctive sports and cultural consumption landmark through systematic improvements in three areas: industrial space, public services, and municipal infrastructure.
In terms of industrial space renewal, old factories and buildings will be renovated to introduce high-end business formats including sports training, event operations, cultural experiences, creative industries, and business services. For public service facilities, parking facilities, parks, and green spaces will be constructed to create a business-friendly and tourist-friendly urban atmosphere. Regarding municipal infrastructure, comprehensive upgrades will be completed for roads including Tianzhu North Street, Tianxu East Road, and Tianzhu Middle Street, along with landscaping, lighting, and pipeline systems.
"We will adopt an all-time, all-season consumption concept, integrating a 'park + commercial' model to reconstruct the relationship between people and nature and commerce, cultivating new consumption growth points," said Cao Zhixin, Deputy Director of the District Housing and Construction Commission. The renewal will preserve the regional fabric, allowing old spaces to gain new life while retaining urban memories and providing new functions.
Currently, sports and cultural projects including 3A Ice Space, Yuanli Sports Center, and Feifan Power Sports Center within the district have taken the lead in settling in. Some old factories have achieved autonomous renewal, injecting fresh vitality into the area.
