正荣地产集团有限公司（06158.HK）3月20日晚间发布盈利警告称，经对截至2025年12月31日止年度未经审核管理账目及现有资料的初步评估，公司预计2025年度将录得归属于母公司股东的亏损约170亿至180亿元，较2024年度约68.3亿元的亏损显著扩大。
同期，正荣地产预计2025年度核心亏损（剔除减值、投资物业公平值变动及汇兑损益等非现金项目后）约50亿至60亿元，高于2024年度的约31.78亿元。
公司将亏损增幅归因于以下因素： 1. 受中国房地产行业整体需求下滑影响，项目售价及毛利率下降； 2. 开发中物业、持作出售已竣工物业、其他资产及金融资产的减值拨备增加； 3. 未资本化融资利息支出上升； 4. 投资物业公平值减少。
正荣地产表示，相关数据尚未经公司核数师及审计委员会审核，最终业绩可能出现调整。公司计划于2026年3月27日公布2025年度业绩。公司提醒股东及潜在投资者，买卖公司证券时应保持审慎，并考虑专业意见。
