值得关注的是，抵押贷款购房申请量环比增长5%，攀升至三年新高。分析指出，购房需求与房源挂牌量的微弱改善，主要得益于抵押贷款利率的持续走低。上周特朗普总统下令购买2000亿美元抵押贷款债券后，周均抵押贷款利率已降至6.06%，创三年新低。
利率下行直接缓解了购房者的资金压力。目前美国月均住房付款中位数已降至2441美元，较去年同期下降6.3%。市场观察人士认为，虽然低利率环境逐渐激活部分需求，但整体市场复苏仍需更强劲的经济基本面支撑。
