Binjiang Service Group Co. Ltd. reported solid interim results for the six months ended 30 June 2026, underpinned by steady expansion of its property management portfolio and resilient value-added services.
Revenue advanced 13.50 % year on year to RMB 2.30 billion, driven by:
• Property management services up 20.90 % to RMB 1.40 billion, contributing 60.9 % of total revenue. • Value-added services to non-property owners up 13.70 % to RMB 243.46 million. • 5S value-added services broadly stable at RMB 655.03 million (+0.40 %).
Gross profit climbed 4.90 % to RMB 477.27 million, though the gross margin eased to 20.8 % from 22.5 % a year earlier, reflecting higher labour and operating costs.
Profit for the period increased 5.40 % to RMB 322.07 million, with profit attributable to shareholders up 5.80 % to RMB 315.00 million. Net margin slipped to 14.0 % (1H 2025: 15.1 %). Basic and diluted EPS rose 5.60 % to RMB 1.14.
Segment profitability showed: • Property management gross profit of RMB 238.55 million (margin 17.0 %, down 1.2 ppts). • Value-added services to non-property owners gross profit of RMB 77.60 million (margin 31.9 %, down 2.8 ppts). • 5S value-added services gross profit of RMB 161.12 million (margin 24.6 %, down 1.5 ppts).
Operating cash remained robust with cash, cash equivalents, time deposits and wealth-management products totalling RMB 3.80 billion, up 4.70 % versus end-June 2025. Net current assets stood at RMB 1.35 billion, and the current ratio was 1.4. Bank borrowings were minimal at RMB 2.90 million.
Operationally, gross floor area (GFA) under management expanded 23.40 % year on year to 92.68 million sq m, while contracted GFA rose 13.80 % to 109.69 million sq m. Projects in Hangzhou accounted for 59.75 million sq m of managed GFA.
Reflecting its earnings performance and cash position, the board declared an interim dividend of HK$0.922 per share, representing a 70 % payout ratio and payable on 28 January 2027 to shareholders on record as of 21 January 2027.
Looking ahead, Binjiang Service plans to deepen high-end service standards, pursue disciplined expansion in the Yangtze River Delta, broaden its 5S value-added ecosystem and enhance digital and operational efficiencies to sustain high-quality growth.
