Hong Kong Property: First Seven Months See 12,348 Second-Home Transactions in HK$5M-10M Range, Up Nearly 50% Year-on-Year

Hong Kong Property market data shows a significant uptick in second-hand residential transactions within the HK$5 million to HK$10 million price bracket during the first seven months of the year, according to an analysis of official land registry figures.

For the period from January to July, a total of 35,471 second-hand residential deals (including private homes and public housing units) were recorded, marking a 38.5% increase compared to the 25,615 transactions logged in the same period last year. Within this, transactions valued between HK$5 million and HK$10 million totalled 12,348, a rise of 48.4% from 8,319 a year earlier. This segment outperformed the broader market and hit a four-year high for the comparable period.

Breaking down the regional performance for first seven months, Kowloon District (including Tseung Kwan O and Sai Kung) recorded 5,007 transactions in the HK$5 million to HK$10 million range, up 40.8% from 3,556 last year. In the New Territories, 4,706 deals were registered, representing a 54.1% increase from 3,054. Meanwhile, Hong Kong Island (including Discovery Bay) saw 2,635 transactions in this price bracket, a 54.2% jump from 1,709. Regarding the top estates by transaction volume, Lohas Park led with 495 deals, surging 82.0% from 272 last year. Mei Foo Sun Chuen ranked second with 189 transactions, up 18.9% from 159, while the recently completed SIERRA SEA placed third with 168 deals in the HK$5 million to HK$10 million range.
