中梁控股（02772）3月20日晚间发布盈利警告称，经对截至2025年12月31日止年度未经审计综合管理账目的初步审阅，公司预计期内归属于母公司股东的净亏损约为40亿至45亿元，而上年同期亏损约24亿元。\n\n公司表示，亏损增幅主要源于以下因素：\n1. 国内房地产市场持续调整导致交付量减少，销售物业收入下降；\n2. 由此带来的毛利减少；\n3. 部分物业项目及其他资产进一步计提减值。\n\n与此同时，因2025年6月完成的境外债务修订产生一次性非现金收益，对部分亏损形成抵销。\n\n中梁控股提示，上述数据基于管理层初步评估及现有资料，未经核数师审核，最终经审计业绩或有差异。公司计划最迟于2026年3月底披露2025年度经审计业绩，并提醒投资者注意相关风险，审慎决策。
