7月20日，壹照明集团控股有限公司（08222，下称“壹照明”）公告，其全资附属公司Real Luck Limited已与独立第三方邓菊芳及庄碧玉就九龙上海街623号地下物业签订租赁协议的主要条款，租赁物业将用作集团旗下零售业务的零售店铺。
租期自2026年8月1日至2029年7月31日，共三年。三年期内的月度基本租金合计不低于1,360,000港元，租户将以内部资源按月支付租金及相关费用。双方将在租期开始或之前正式签署租赁协议。
根据香港财务报告准则第16号「租赁」，壹照明将在综合财务状况表中确认该物业的使用权资产，未审计金额约1,234,000港元，贴现率为6.05%。
依据香港联交所GEM上市规则第19.07条计算，本次租赁的适用百分比率超过5%但低于25%，构成须予披露交易，需遵守公告及申报规定，惟豁免股东批准。
壹照明表示，鉴于在香港经营零售业务的需要，此次租赁将有助于拓展集团零售网络并产生协同效应。
