US July Housing Starts Slip to 1.239 Million Units, Missing All Projections

New residential construction in the United States pulled back more sharply than anticipated last month, according to fresh data released by the Census Bureau. The pace of housing starts, measured on an annualized basis, fell to 1.239 million units in July, a notable step down from the upwardly revised 1.415 million units recorded in June. This latest reading came in well below the 1.345 million units that analysts had been projecting, marking a miss against every forecast on the street.

The shortfall was broad-based, with the monthly drop in groundbreaking activity registering at 12.4%. This decline stands in stark contrast to the previous month's robust expansion, which had seen starts climb by a solid 19.7%. Expectations among the 49 economists surveyed had been for a figure somewhere in the range of 1.30 million to 1.483 million units, making the actual result a clear disappointment relative to even the lowest end of that spectrum.

Despite the weakness in new construction starts, there was a silver lining in the form of building permits, which are often seen as a forward-looking indicator. Permits rose to 1.443 million units in July, up from 1.374 million in June and slightly ahead of the 1.375 million that had been expected. This suggests that underlying demand for future building activity may remain resilient even as current projects face headwinds.

On the completions side, the data also showed a cooling trend. The number of housing units completed in July slipped to 1.212 million, down from a revised 1.333 million in the prior month, pointing to potential ongoing bottlenecks or slowdowns in the final stages of construction.
