贷款以位于新西兰奥克兰Otahuhu区Great South Road 387号的土地及物业设立第一按揭作抵押，并由借款人唯一董事兼股东陈玉英女士提供无限连带担保。独立估值报告显示，该笔贷款的抵押物按揭成数低于60%。\n\n
资金将由长盈集团内部资源提供。董事会表示，贷款业务属集团放债业务的日常经营活动，有助拓展稳定收益来源。经尽职调查后，公司认为借款人及担保人的违约风险较低，贷款条款公平合理，符合公司及股东整体利益。\n\n
按照香港联交所《上市规则》第14.07条，相关适用百分比率介乎5%至25%之间，交易构成须予披露交易，需遵守第十四章的通知及公告规定。
