E Lighting seals HK$1.36 million, three-year lease for new Kowloon retail outlet

On 8 July 2026, E Lighting Group Holdings Limited announced that its wholly owned subsidiary, Silver Living Limited, has finalised a tenancy agreement with Wong Pak Sang Company Limited for the ground floor of No. 625 Shanghai Street, Kowloon.

The lease runs from 15 July 2026 to 14 July 2029 and carries an aggregate basic rental commitment of not less than HK$1.36 million, payable monthly and exclusive of rates, management fees and other outgoings.

Under HKFRS 16, the transaction will generate a right-of-use asset valued at approximately HK$1.23 million, calculated as the present value of lease payments discounted at 6.06 per cent.

The arrangement is classified as a discloseable transaction under Rule 19.07 of the GEM Listing Rules because the relevant percentage ratios exceed 5 per cent but remain below the 25 per cent threshold, triggering announcement and reporting requirements without the need for shareholder approval.

Management expects the location to enhance network synergies and support long-term expansion of the Group’s Hong Kong retail chain focused on lighting, designer-label furniture and household products. The Board states that rental terms were reached on normal commercial basis with reference to prevailing market rates and considers them fair and reasonable.
