Weekend Deals at Hong Kong's Top 10 Estates Fall Over 40% as New Projects Steal the Spotlight

According to Zhitong Finance APP, the top 10 estates tracked by Centaline Property recorded a total of 5 transactions over the past weekend (October 3 and 4), a drop of 44.4% from the 9 deals seen the previous weekend, with 7 estates recording zero transactions.

Chen Yongjie, Vice Chairman of Centaline Property Asia-Pacific and President of its Residential Department, said that entering October, the overall market sentiment has improved, with developers eager to seize the moment to launch projects and capture market purchasing power. Pricing has been kept close to market levels, and the regions and types of projects on offer have been diversified, drawing considerable market attention. He expects this month's market focus to fall on first-hand new launches, putting the secondary market under some pressure in the short term, though he anticipates that buyers who miss out on new projects will return to the secondary market toward the end of the month, driving activity there in tandem.

Data from another agency, Midland Realty, showed that the top 10 benchmark estates recorded about 5 transactions over the past weekend, down about 44.4% from 9 deals the previous weekend. Counting 15 major estates, roughly 6 transactions were recorded over the past weekend, a decline of about 40% from 10 deals the previous weekend.

Bugao Ming / Bu Shaoming, Senior Director of Midland Realty, said that new projects launched at attractive prices have stimulated the release of purchasing power, pushing first-hand transactions above 1,000 units for two consecutive months. He expects a large batch of new projects to hit the market in October, creating a flourishing scene, with full-month transactions potentially reaching an active level of more than 2,000 units. Over the past weekend, a new project in West Kowloon's southwestern district sold out on the day of its second-round launch, while a new project in Yau Tong began collecting subscriptions in its first weekend, grabbing market attention and freezing both capital and purchasing power, causing secondary market transactions to fluctuate at low levels. However, as some buyers who missed out on first-hand projects gradually return to the secondary market to "hunt for bargains," this is expected to inject momentum and support into the secondary market.
