房地产投资者第二季度购房活动减少6%

根据Redfin的数据显示,美国房地产投资者在第二季度购买了约5.2万套房屋,这是自2020年以来同期的最低水平。与去年同期相比下降6%,这是自2023年第四季度以来的最大降幅。

房地产投资者撤退的原因与个人购房者类似:高借贷成本、房价高企以及经济不确定性。对于投资者而言,为购房进行融资的成本比过去更加昂贵。

尽管大多数投资者使用现金购房,不需要申请抵押贷款,但他们通常会申请其他贷款来资助装修等项目,而目前的利率水平远高于疫情期间。此外,房价仍维持在接近历史高位的水平。全国大部分地区的租金要价也已从峰值回落。
