融创中国（01918.HK）今日盘中大涨8.11%，报1.6港元，领涨内房股。此轮涨势主要受益于中国政府推出的一系列支持房地产市场的新政策。
据悉，中国人民银行行长潘功胜在新闻发布会上宣布，将下调存款准备金率0.5个百分点，向市场注入约1万亿元长期流动性，并降低政策利率0.1个百分点。同时，个人住房公积金贷款利率也将下调0.25个百分点，5年期以上首套房利率从2.85%降至2.6%。此外，国家金融监管总局局长李云泽表示，近期将加快出台与房地产发展新模式相适应的一系列融资制度。
这些利好政策激发了市场对房地产行业复苏的信心，导致内房股集体走强。除融创中国外，金辉控股（09993.HK）上涨5.47%，龙湖集团（00960.HK）上涨5%，碧桂园（02007.HK）上涨4.71%，万科企业（02202.HK）上涨4.46%。然而，华泰证券的研报指出，4月份百强房企销售额同比下降14.6%，房地产市场仍面临挑战。分析师认为，未来需密切关注实际政策落地的节奏，特别是一线城市的复苏情况，这可能会带动具有优质信用、城市布局和产品的房企估值修复。
