2026年9月9日，时富投资集团有限公司（01049，下称“时富投资”）公告称，其附属公司实惠物业（新界）有限公司与恒基阳光物业管理有限公司（作为业主代理）订立租赁要约，就位于将军澳运亨路1号新都城第一期地下G8及G9号舖的物业达成三年租赁安排。
• 租期：自2026年11月9日至2029年11月8日，为期三年。
• 总代价：三年合计约530万港元，包括基本租金、印花税及估计复原成本；并需按每月总营业额（扣除每月基本租金，但不扣除该等物业业务）的5%另付可变租金。相关款项由集团内部资源支付。
• 按金：约50万港元。
• 使用权资产：公司将就该租赁在综合财务状况表内确认为约500万港元的未审计使用权资产价值，按香港财务报告准则第16号以增量借款利率贴现。
• 交易性质：因使用权资产未审计价值占比超过5%但低于25%，该租赁构成香港联交所上市规则第14章所指的“须予披露交易”，需履行公告及申报义务。
公司表示，签署租赁要约后，集团将利用该商铺开展零售管理业务，有助维持营运规模并带来收入。
