On July 16, the second elderly care service fair organized by Shiquan Road Street was launched at the doorstep elderly care service station in the third residential area of Guanlong New Village.
At the ten featured stalls, senior residents had their blood pressure checked or consulted on policies in an orderly manner.
Compared to the first event, this fair upgraded the safety protection section, focusing on both property safety and home safety.
"There are many policies and service types available now, and seniors need a reliable official channel to access the latest information and enjoy services tailored for the elderly," explained Feng Tingting, a staff member from the Shiquan Road Street Community Service Office.
She noted that four such elderly care-themed fairs are scheduled for July, with two already completed.
The third fair will feature a special session on convenient services, introducing public welfare vegetables, knife sharpening, and clothing repair services.
The fourth fair will focus on age-friendly assistive devices, offering experiences with stair-climbing machines and rentals of rehabilitation aids.
Senior residents can collect stamps by participating in each fair and redeem a gift package at the final event.
At the fair, a range of services was arranged, with care specialists providing personalized consultations and helping to customize suitable plans based on individual circumstances of different seniors.
"The staff just helped me sort out the home-based services I'm eligible for and scheduled a follow-up assessment. I didn't have to travel far; I got all the information just by coming downstairs," said Auntie Wang, a resident of Guanlong New Village, expressing her satisfaction at the consultation desk.
The fixed venue for this series of activities—the doorstep elderly care service station in the third residential area of Guanlong New Village—serves as a multifunctional hub for elderly care services.
Although the station is compact, it integrates areas for "mini-daycare," cognitive impairment-friendly spaces, and senior exercise zones, and is staffed with permanent elderly care advisors.
Leveraging this grassroots facility, the residential area's Party General Branch has partnered with the Party Branch of Zhongshan Property Management Company to explore a new approach to community-based "property management + elderly care" services.
This initiative positions property management companies as promoters of elderly care policies, resource informants, and home service providers.
A team of property management volunteers has been formed to provide regular visits and assistance to special-needs seniors, such as those who are elderly and living alone, extending warm care directly into their homes.
"Auntie, I'm Xiao Xia from the property management, here to check your blood pressure," said Yu Xia, a staff member of Zhongshan Property Management, as she knocked on Auntie Zeng's door around 10 a.m.
The senior had previously completed an online service booking, and Yu Xia arrived on schedule with a blood pressure monitor.
After measuring the blood pressure, she carefully reminded, "Your blood pressure is well maintained. With the high summer temperatures, try to avoid overly salty foods. Check it a few more times each week, and feel free to contact me anytime."
Auntie Zeng nodded repeatedly, saying, "Xiao Xia and the others often come to check on me, just like my own children. It feels very reassuring."
Discussing the "property management + elderly care" service model, Yu Xia believes that the greatest advantage of property management's involvement in elderly care is familiarity.
"We are in the community every day, interacting with seniors regularly. We have a good understanding of their household situations and health conditions, making the service feel亲切 and trustworthy for both sides," she explained.
Zhongshan Property Management has now introduced a service catalog for "property management + elderly care," covering customized elderly care packages, daily housekeeping, appliance cleaning, and home repairs, with tiered discounts set according to age groups.
Additionally, the property management has established regular便民 service points within the community, conducting free inspections of water and electrical safety for elderly and special-needs residents on a定期basis.
"Our relationship with the seniors is not just about service provision; it's more like neighbors helping each other out," added Yu Xia.
Building on the foundation of property management services, Shiquan Road Street has established a "color-coded identification, tiered service" work system.
Seniors living alone and孤老 are marked as "red," receiving daily care visits.
Families with elderly members caring for disabled individuals are labeled "orange," receiving care visits twice a week.
Elderly individuals aged 80 and above living alone are categorized as "yellow," also receiving visits twice a week.
Pure elderly households (where all members are elderly) are marked as "blue," receiving weekly visits.
Families with severely disabled individuals, those with失能 members, or families under special family planning support are designated as "green," receiving weekly visits as well.
This five-color visualization system makes risk levels and care frequencies一目了然, with corresponding service packages such as home-based companionship and premium living options designed to ensure精准 service delivery.
"Different property management companies have varying resources. Older communities tend to focus on常态化 services, while residents in newer communities have differentiated levels of elderly care needs. We conducted extensive questionnaire surveys before setting up these points, creating service lists based on demand to showcase the 'property management + elderly care' model from multiple dimensions," said Feng Tingting.
She added that the next step for Shiquan Road Street is to summarize the pilot experience from the third residential area of Guanlong and gradually推广it to surrounding areas like the first and second residential areas of Guanlong within the larger Guanlong片区.
This approach aims to address the issue of insufficient resources in individual communities, achieving "three unifications" in service standards, personnel allocation, and response processes.
Currently, the street has engaged with multiple property management companies, including KWG LIVING and others, integrating various high-quality social resources to provide more suitable home-based elderly care services for senior groups with diverse needs.
